In June 2018, Host So Simple was a fast-growing business suffering from the classic pain points of rapid scaling. Founded as a micro-business by Joe Davies and Katy Foster, the duo had grown the brand from a hobby into a boutique operation. However, the founders were feeling tired, and the sheer volume of unresolved tasks was becoming overwhelming. They wanted a strategy but couldn’t see how they’d get there.
Critical bottlenecks identified included:
Zero Financial Visibility: No visibility on individual performance across four major revenue streams, making strategic decision-making nearly impossible.
The VAT Trap: A complex structure across two entities created a high risk of late registration and underpayment of VAT, and the threshold had been breached long ago.
Operationally Manual: Productivity was hampered by a heavy amount of manual processing unfit for scale and a lack of standard operating procedures (SOPs).
Founder Dependency: The founders were missing key middle management roles, leaving them unable to delegate and focus on high-level strategy.
The Intervention: Strategic Action
Audeo Fortis performed a deep Strategic Diagnostic to transition the company from an agile but reactive SME to a structured market leader. The intervention was executed in three phases:
Phase 1: Financial Fortification (The "Money" Lever): We immediately addressed the VAT compliance risk and implemented a new finance system (Xero) to gather usable, real-time data. This provided the forward-looking intelligence needed to measure success beyond a rising cash balance, which was obfuscated by handling client monies.
Phase 2: Organisational Re-Engineering (The "People" Lever): We designed a future state’ organisation chart, defining clear roles for finance, operations, and guest relations. This included drafting role descriptions and an Employee Handbook to enable performance management and founder delegation.
Phase 3: The Business Bible (The "Strategy" Lever): We workshopped the corporate identity and strategic priorities, resulting in the Host So Simple Business Handbook. This document systemised the ‘Rules of the Tribe’, ensuring the boutique service could be replicated at scale.
The Results: 20x Growth and Exit
The intervention provided the operational engine room required to sustain explosive growth and provided a rock-solid foundation to survive Covid:
Portfolio Velocity: Scaled to a market-leading portfolio of over 135 properties by July 2019 and was approached for acquisition in autumn 2022.
Market Leadership: Host So Simple became the No. 1 boutique short-term property management company in Liverpool.
Operational Independence: The founders transitioned from cleaning and maintenance to leading a structured team with dedicated managers for Maintenance, Finance, and Guest Relations, which included acquisition of suppliers to bring services in-house.
Exit Success: Having built a transparent end-to-end service model that built deep trust with high-net-worth investors, we negotiated a 28.4% uplift to deal consideration to arrive at a 6x multiple including a profit ticker for delays by the acquirer.
